Project selection criteria
-Any architectural home design service both gets a little personal and takes some time. A mutual interest on some level, and a comfortable communication is always helpful. To that end this architect prefers investigative communications to be via phone. The initial contact is requested using the inquiries tab for the sole purpose of filtering bogus calls.
-It is certainly beneficial if the inquiring client has a pretty clear overview of project requirements, desires, and a building site secured.

Projects within North Carolina
-Design and construction drawing services are viable anywhere within the state of North Carolina. These include Phase 1, Phase 2, Phase 3,and phase 4 (when applicable) services. Because this architect is licensed in the state of North Carolina, construction documents and the ‘generic’ engineering included is accepted for construction permitting state wide. Engineering exceptions are noted below.
Projects outside North Carolina
-Design services are viable anywhere in the states. These include Phase 1 and Phase 2 services, which result in a descriptive and buildable design suited to a client’s site and budget. These resulting design development documents become effective tools when engaging locally required services.
Phase 1 Schematic Design
-Client reviewing the design guide is recommended.
-Gathering client data
-Gathering complete site data.
-Requesting the client research site specific conditions, and local restrictions and regulatory requirements.
-The site is replicated as a 3d computer model and all pertinent site data is documented on that working tool.
-Initial conceptual planning with 3d block designs are designed, discussed, approved. A design direction is established.
Phase 2 Design Development
-The design direction and site conditions in summary get worked on and refined. It is a back and forth, trial and error process. The number of revisions required will vary project by project and by client. The commitment by this architect is that we don’t stop until the design is resolved, and the client is content.
-The Design Drawing Sets as shown this web site summarize the design and drawing detail level for this phase 2. Most builders can generate responsible construction budget costs from these design sets.
Phase 3 Construction Documents
-The construction documents extend the design drawings into construction language. The constructions sets are organized and include drawings as illustrated in the Construction Drawing Sets. Please review these documents.
-These documents include ‘generic engineering’ for the home proper. Some specific engineering, (reinforced concrete, and trusses for example), are often provided by their respective vendors. Geotech engineering for soil analysis may be required. Structural engineering for retaining walls over 4′ high, and for special conditions such as soft soil, rock, and high wind zones. Phase 4 Exterior+Interior Detailing and outline specifications (optional)
-The general purpose of this optional phase is to design, identify, and describe or draw, exterior and interior details for client approval and for more exact pricing than the usual ‘allowances’ typical in the industry. It is a flexible service, and can be kept simple or can be thorough and more time intensive. It needs to be discussed on a project basis.
-This service can also include electrical plans.
