Simple Series House Plans
Description: These finished footage footprints are all simple rectangles. The roof packages are varied on purpose to offer more design options. The additional (unconditioned) functions and footages are outside the basic conditioned footprint and have some size, shape, even location flexibility.
Size: Simple series#1 home designs are 704 sf with 1 bedroom. There are 4 design variations. Simple series#2 home designs are 960 sf with 2 bedrooms. There are 4 design variations. Simple series#3 home designs are 1288 sf -1528 sf with 3 bedrooms. There are 5 design variations. Additional useable functions and footage vary per design.
Style: Each series has gable roofed more conventional designs, and single slope roofed more contemporary designs. Keep in mind the single slope roof is economical and pretty easy to build.

Simple: This series offers variations of the most simple designs that follow universal basic home requirements. The core designs with conditioned space are basic rectangles. Designs do include perimeter unconditioned covered or open decks, and storage or garage functions. These are usually optional and interchangeable with other core designs.
Left and right: One floor plan consistency is placing the living functions on one side (the left) of the plan, and the bedroom/private functions on the other side (the right) of the plan. This is distinct from a front/rear plan format. The idea behind this left/right format is to permit freedom for using glass on 3 of the living spaces walls , and keeping those living spaces as open and large feeling as possible.
Configurations: There are 3 finished footage footprints. One bedroom designs (series#1) of 704 sf have 4 variations. Two bedroom designs (series#2) of 960 sf have 4 variations. Three bedroom designs (series #3) of 1288 sf-1528 sf have 5 variations. The variations also follow a format. The introductory design is the simplest, having a flat ceiling and truss gable roof. The next (‘a’ designs) have an open gable roof format with some loft space. The third variation (‘b’ designs) has a front to back beamed single slope roof. And the fourth variation (‘c’ designs) has a flat roof over the bedroom/private side of the design, and a single slope open roof over the living spaces.
