Highlights: This design adds a flex room of decent size and easily converted to a dedicated bedroom with direct access to a flexible bath layout. Other small detail plan changes should be looked at and compared with the other layouts.  This design also gives a nod to a more traditional appearance- and includes a centered fireplace on the tall living space wall. This location will effect solar gain- but mot necessarily in a negative way. This is where passive solar calculations weighing glass square footage, glass type, and qualified internal thermal mass needs detail thought as that correct balance of heat gain and thermal mass is critical. The interior detail 3d's show some brick detailing for the living space built-ins that represent another way to add some thermal mass.
